Put a higher value on your time; don't look after your tenants - get good Property Management

Now let's get this straight. You are an Investor. You DO NOT do the property management yourself, or any other routine activity for that matter.

Your time is much too valuable for this. And you'll soon be far to busy making more money and more time for yourself to be concered with things like property management.

Let someone else have the headache of tenants and the day to day running of your investments. This person is another on your team of “outsourced employees”.

This Investing Business is great. I have no employees and can get all the support services I need at great prices without any of the employee headaches.

What you need to do in your capacity as Manager is to make investment decisions. This is in fact a big part of what you’ll do now. Just make decisions.

You make investment decisions like when a tenant leaves you might think about increasing the value some more and increasing the rent at the same time.

You make investment decisions about when to re-value the property and when to take out some of the capital growth to invest elsewhere.

You make investment decisions about how your Real Estate Business works with your Stock Market Business and your Internet Business.

You make decisions that keep your money mobile; remember we need momentum in our money to make money.

But you don't do the leg work of property management or maintenance or anything else like that. Time is money; literally. You are now and forever more in the league of the Investor. From now on your money will work for you, NOT you work for your money.

But remember, as Manager of you business you'll need to manage your employees. The Property Manager is one of your outsourced employees and they will need to be managed. Get a personal relationship with the Property Manager you choose; make regular contact and make sure they are on top of things. Most important make sure they are pushing rents up every time a tenant leaves. Vacancy is an opportunity that you need to take advantage of.

My Property Manager now expects me to ask "how much can we increase the rent this time" every time we have a tenant leave. I may also take the opportunity to improve the property slightly and usually I get an even better rent when I do this. So you see, you need to manage your Property Manager.


Now if your feeling pretty confident about this simple yet powerful real estate plan,that's great. You should because this strategy has made more millionaires than any other and most of them are not rocket scientists.
